Why do I want my student to live at a Horizon community?

Are the apartments furnished?
Yes! All of our apartments are fully furnished. Each bedroom includes a full-size bed with mattress, desk, desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment but can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.
Do we need Renter’s insurance?
|As a company, we require all residents have $100k liability coverage. Horizon offers an internal plan meeting this criteria for a low price of $12 per person per month. Personal content coverage is optional, but can be added for an additional $5. For a total of only $17 per month, any necessary protection will be covered. If you choose to opt out of the internal plan, third-party plans must meet the minimum liability coverage requirement (including personal contents if preferred) and be uploaded properly.|
Is there parking onsite?
Yes! We have onsite parking at The Verge. When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.
How do I place a service request?
Give us a call, stop by the office, or submit a service request online through your Resident Portal! Our awesome maintenance team prides themselves on quick, courteous service.
Is there a curfew?
Nope. Living at the Verge offers residents the freedom to come and go as they wish, though we do have time restrictions on some of our amenities. That being said, we ask residents and their guests to behave in a mature, responsible manner towards their fellow residents and remember that everyone is here to have an amazing living experience while excelling academically. We also enforce designated quiet hours during the week as outlined in your lease.
Can I smoke in my room?
No. Smoking is not allowed in apartments or any of the amenities at the Verge. Breaking this rule can result in fines, so best to steer clear. If you need to smoke, we ask that you locate one of our designated smoking areas and be sure to dispose of your cigarette butts properly.
What is MyCreditLift?
Build your credit by paying your rent on time! MyCreditLift is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and MyCreditLift will take care of the rest. Please let the office know if you have any questions!
What is an RV Index?
The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors. By using this inclusive index, as opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved. Instead of just credit score and income, the index looks at several factors such as:
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
5. Ratio of positive to negative credit lines
